1.. Sit down with client and listen.
2. Strategize as the client's surrogate.
3. Do pre-construction tasks including biz plans, market feasibility, facility assessment and regulatory clearances.
  Stay phone call close at all times.
4. Acquire the right site, if needed.
5. Qualify and select team including professionals, contractor(s) and subcontractor(s) and negotiate client-friendly contracts.
  Moderate disputes and keep communication open and flowing.
6. Do the nuts and bolts – The budget and schedules, approvals and permits – and check them twice.
7. Roll smoothly along through construction with the help of consensus-building, internal review and project reports.
8. Act as the client's surrogate onsite by making sure work is done on time and done well.
  Be always scanning for potential snags and smooth before they happen.
9. Stay ahead of change orders and payment application reviews.
10. Drink champagne at celebration when the project is completed
